Residents as Stakeholders

CPDC does not not want to have any tenants. That is to say, we do not view ourselves as landlords. Instead, we have residents who are partners in our projects and stakeholders in their communities.

  • For example, residents of Edgewood Terrace were steadfast in their desire not only for safe and secure homes, but also for programs where they might learn the skills necessary to enter the economic mainstream. Years later, these programs serve as model for over a dozen communities.

  • Residents of Wardman Court were determined to save their homes. They wrote letters and solicited support wherever possible, ultimately driving HUD to seek a new developer for their property.

  • The residents of 1330 and Oxford Manor exercised their statutory right of first refusal and partnered with CPDC to preserve their homes in the face of the pressure of market rate turnover.

  • The members of Island Walk cooperative also faced market rate turnover when they were unable to keep up with insurmountable repairs at the ir community only affordable housing complex in Reston, Virginia. They went to the extraordinary measure of relinquishing ownership to save their homes.
