Our Platform for Success: Resident Driven, Outcomes Based
CPDC has experienced consistent growth since its in 1989, between the scale of our affordable housing development and the scope of our community development programs. Looking toward the future, we are now in a position to create a sustainable platform for growth based on the lessons we have learned from the strengths and challenges of those award-winning programs and property development over the past 16 years.
CPDC's Organizational Model
CPDC has adopted an organizational model that adapts to the changes before us in the industry in such a way that will best address the needs of the residents within our communities. In doing so, CPDC has built a powerful, collaborative approach that leverages the expertise of our real estate and community development program staff, from pre-development through project completion and beyond. The result will ensure appropriate redevelopment designs in each new community and the opportunity to facilitate access to the tools, resources, and training residents need to effect change in their lives and the life of their community. The following filters, therefore, have become the tool by which our current and potential work is measured to make certain we remain on course in the redevelopment and revitalization of affordable housing communities:

CPDC's Operational Model
In addition to framing our organizational model , these filters represent CPDC's honest and deliberate attempt to preserve programs that are viable and meet the needs of our residents and their communities, modify, change, or eliminate programs that do not, and to continue to be an innovator in on-site resident programming.
To execute the organizational model, CPDC has established an operating model that incorporates a continuous evaluation loop of community assessment, coordination and delivery, and outcomes measurement, all driven by the needs of residents.
CPDC will begin with a community assessment to determine the needs of the residents and identify assets in the community that might meet them. Our coordination and delivery team will design, plan, and deliver programmatic offerings that best fit those needs, continuing our pursuit of best practices.
The end result of this coordination process might be delivery of programs by CPDC or by those partners who are committed to our core values of quality and innovation and are skilled in the programmatic areas needed by the residents.
With the delivery of programs, comes the need to continually evaluate their outcomes and align them with the current and future residential needs. With established benchmarks, measurement tools, and regular resident feedback, CPDC will continue its proven track record for revitalizing communities.
Thus, Needs to Outcomes to Continuous Quality Improvement (CQI) back to Needs becomes a loop that is the framework of our continued success in community development programs.
