CPDC Descriptive Passage
CPDC's mission is to develop vibrant communities through innovation and partnerships. To accomplish this, CPDC creates and preserves financially sound, socially responsible affordable housing for low- and moderate-income individuals and families and, in cooperation with community residents, develops community programs that strengthen communities and increase opportunities for growth.
Since its founding in 1989, CPDC has acquired and developed twenty-four affordable housing properties with over 3,500 units. CPDC's developments serve a mix of incomes from low-income to market and have included the integration of affordable and market rate condominiums with affordable rental housing. CPDC has worked with residents, governments, and developers on both distressed communities and those threatened by gentrification and market rate turnover across the Mid-Atlantic Region. CPDC's experience and expertise of its staff is rooted in complex financing, renovation in place, securing assets for enduring stability, designing and building community development programs, and establishing long-term partnerships with residents.
CPDC' Community Development Programs offer residents the opportunity to achieve the economic, civic, and social goals and objectives they deem important. CPDC's Programs target four areas: Community Empowerment, Career and Skill Enhancement, Senior Living Enhancement, and Youth Development. Through these programs, CPDC provides technological tools, resources, and training to residents of all ages. During the scope and sequence of CPDC's curriculum and activities, CPDC staff teaches residents how to learn and to negotiate. Often these programs act as a catalyst to, and link between, business and residential communities to spur economic activity in order to create sustainable growth.
Over the next five years, CPDC plans to build on its operating model and to aggressively grow our portfolio, with dedicated program space where possible, as a means to further impact the lives of those in the surrounding community.
