Resident Associations
CPDC believes that, in order to have successful communities you must have successful residents. A knowledgeable and empowered Resident Association is an integral part of a successful community and greatly contributes to the overall success of both the residents and the community.
When developing and managing our properties, the needs of the residents are our main priority.
We work at the homes of the people we serve. CPDC partners with the residents at the properties and works closely with them to determine both their short and long term needs.
- If a CPDC property does not have a Resident Association, CPDC will guide and inform the residents on the benefits of forming a Resident Association. If the residents choose to form a Resident Association, CPDC will work closely with them to build and organize one.
- If the property already has an established Resident Association, CPDC works to develop a relationship with the Resident Association and together they determine the needs of the residents and the appropriate programs needed in their community.
- CPDC partners with NCANN (National Capital Area Neighborhood Networks Consortium), the Georgetown Harrison Institute for Public Policy , and others to offer resident leadership training where residents can learn about tenant rights, resident associations, by-laws, incorporating, etc.
- CPDC .Net Communities - The CPDC Resident Associations also advocate for the technology and usage of the networks that are an integral part of their homes and their communities.
CPDC currently has ten (10) properties that have Resident Associations.
We work with all resident groups located at sites to generate and build community-based organizations that strengthen and sustain the community for long-term stability, thereby advancing the mission of CPDC.

Edgewood Terrace currently has three (3) legally incorporated Resident Associations. CPDC has built the capacity of eTAB (Edgewood Technology Advisory Board) and the 635 Senior Resident’s Council, as well as maintained a positive relationship with the existing Edgewood Terrace I Resident Association (ETIRA). Membership in these resident groups represents about 25% of the 792-apartment community.

Focuses on online & technological advocacy for residents.

Stewartown.net Users Group (SNUG) – www.Stewartown.net
CPDC has guided SNUG, Inc. (Stewartown.Net Users Group) through the installation of permanent officers, filing for legal incorporation, and the formation of its own partnership with SunTrust Bank. SunTrust and SNUG, Inc. signed an MOU providing the Stewartown Community with financial literacy for adults and children, as well as banking services for residents. Membership in SNUG, Inc. represents more than 50% of the 94- townhouse community.

CPDC has conducted leadership training for residents who are currently organizing for incorporation and will continue to do outreach as the technology reaches more homes. Membership in ParkMNet, Inc. represents about 30% of the 146- apartment community.
The Wardman Court Resident’s Association partnered with CPDC to develop and to maintain their affordable housing. CPDC is currently working to upgrade bylaws and provide leadership training to new residents.
