CPDC Property named finalist in prestigious Land Institute Award For The Americas
The Residences at Wiley H. Bates Heritage Park Recognized
Washington, DC – Community Preservation and Development Corporation (CPDC) is pleased to announce that the Residences at Wiley H. Bates Heritage Park (The Residences), located in Annapolis, MD was selected as a finalist in the Affordable Housing Finance magazine’s 2007 Readers’ Choice Awards for the Nation’s Best Affordable Housing Developments. The award nominations are based on many project characteristics including impact on the community substantial increased Affordable Housing stock, outstanding social services to residents, and production of below-market rents at reasonable subsidy per unit.
"We are extremely honored to receive this recognition," said CPDC President and CEO J. Michael Pitchford. "The story of Bates High School is one of incredible perseverance on behalf of the community and a masterfully integration of the present and the past for both the structure and its current residents."
Working with Arundel Community Development Services (ACDS), CPDC converted the classroom wings of the former Wiley H. Bates High School into 71 units of affordable housing for seniors, eight of which are handicapped accessible. Construction of the units was completed in July 2006. All of the units are occupied and there is a waiting list. In addition to the apartments, the former school is now home to a county operated senior center, Boys and Girls Club, and the Wiley H. Bates Legacy Center.
The historic nature of The Residences and the very low income of the targeted residents required CPDC to put together an extraordinary array of funding sources to accomplish its redevelopment into housing for low income seniors earning between 40%-50% AMI. The property's amenities include community meeting rooms, a computer-learning center as well as high-speed Internet access in each apartment, a health care suite, and a hair salon, as well as a planned sundry shop. Residents also have direct access to the senior center and its programs.
The formal public announcement of the 2007 Readers’ Choice Award winners will take place at a luncheon scheduled for October 26, 2007, at the Hyatt Regency in Chicago. The Residences will be honored with a display in the "Great Projects Gallery at AHF Live".
